Short-Term Rental Agreement

Please read carefully. This is a binding agreement between Host and Guest.

Terms & Conditions

1. Property & Parties

This agreement is between Tim Robbins ("Host") and the individual(s) named above ("Guest") for the rental of the private residence located in Los Angeles, California ("the Property"). The Host grants the Guest a limited, revocable license to occupy the Property for the dates listed above. This is not a lease and does not create a landlord-tenant relationship. Guest is a licensee only.

2. Check-in & Check-out

Check-in time is 3:00 PM on the arrival date. Check-out time is 11:00 AM on the departure date. Early check-in or late check-out must be pre-approved in writing by the Host.

Late Departure: Guest must vacate the Property by the agreed check-out time. Host or Host's authorized agents may enter the Property immediately after check-out time for cleaning and turnover. If Guest has not fully vacated within one (1) hour after check-out time, Guest will be charged the full nightly rate of $350.00 per day (or portion thereof), plus any additional costs or lost revenue incurred by Host due to delayed turnover for an incoming reservation.

3. Payment & Cancellation

Full payment is required to confirm the reservation. All payments are processed securely through Stripe. Guest's credit card information is never stored or visible to the Host.

Cancellation Policy:

All refunds are processed within 7 business days. The Host reserves the right to cancel any booking at any time with a full refund if circumstances require.

4. Occupancy & Guests

The Property may be occupied by no more than the number of guests listed in the booking details. Additional guests beyond the included 6 are charged at $50 per guest per night and must be declared at time of booking. Unauthorized guests or gatherings exceeding the agreed occupancy will result in immediate termination of the stay without refund. The Property is not available for parties, events, or commercial gatherings without prior written approval from the Host.

5. Parking

The first vehicle is included free of charge. A second vehicle may be parked overnight for $45.00 per night. Maximum two (2) vehicles total. No visitor parking is permitted. Vehicles must be parked in the designated on-site area only. The Host is not responsible for loss, theft, or damage to vehicles or their contents.

6. Cleaning & Condition

A standard cleaning fee of $175.00 is charged for all stays. An additional basic cleaning fee of $75.00 applies for every 3-day period of occupancy. Guest agrees to leave the Property in reasonably clean and tidy condition. Excessive mess, trash, or soiling beyond normal use will result in additional cleaning charges at the Host's discretion.

7. Damage & Guest Responsibility

Guest is responsible for any and all damage to the Property, its furnishings, fixtures, appliances, landscaping, and contents caused by Guest or any member of Guest's party during the stay. Guest authorizes the Host to charge the credit card on file for the full cost of repairs or replacement of any damaged or missing items. A valid credit card must remain on file with Stripe for the duration of the stay and for 7 days after departure. Guest agrees to notify the Host immediately of any damage, breakage, or malfunction discovered during the stay.

Guests with specific accessibility needs or questions are encouraged to contact the Host before booking so we can confirm the Property meets your requirements.

10. Limitation of Liability

The Host is not responsible for injury, accident, illness, or loss of personal property occurring on the premises. Guest assumes all risk and responsibility for themselves and all members of their party. The Host is not liable for circumstances beyond their control including but not limited to: power outages, weather events, utility disruptions, noise from neighbors or construction, or equipment malfunction. In the event the Property becomes unavailable due to circumstances beyond the Host's control, the Host's sole obligation is to refund all payments made by the Guest.

11. Governing Law

This agreement shall be governed by the laws of the State of California. Any disputes arising from this agreement shall be resolved in Los Angeles County, California.

12. Acknowledgment

By signing below, Guest acknowledges that they have read, understood, and agree to all terms and conditions of this Rental Agreement. Guest further acknowledges that this booking is a license to occupy, not a tenancy, and that Guest does not acquire any rights as a tenant under California law.
